IS it a good time to sell?

 As long as the playing field is the same there is not good or bad time to sell as long as the property is priced to sell.  Put yourself into potential buyer's shoes, look / view as a buyer your competition and then you can make a educated decision on if it is the right time and what to list it for.   A professional Realtor can help you along this process! 

 

The local Economy in Bandera County, Texas is not the same as the rest of Texas. The prices have not dropped and sellers are not liquidating. Many land owners according to the Ranch Land loan companies inlcuding Local Small Lenders like Hondo National Bank and Bandera Bank are not seeing hardly any forclosures. Reason!! They have 20% down from the owner and the owner is not in the same up/side down situation when you only have 3 or 0% in it. 

Raw land is staying the same in price with actual possibilities of increasing in value from last year.  Also single family homes are priced to sell but a buyer cannot come in with a 25-50% offer and have the seller accept it. 

Short Sales are also not plenty full here in Bandera County..

There are only (as per SABOR MLS February 18, 2010)  Only 5 Potential Short Sales!
  AND 58 properties currently that are assumable loans, Owner Finance and Contract for Deed financing terms!

Proposition 1: The Texas legislature should make it a priority to protect the integrity of our election process by enacting legislation that requires voters to provide valid photo identification in order to cast a ballot in any and all elections conducted in the State of Texas.

Proposition 2: Every government body in Texas should be required to limit any annual increase in its budget and spending to the combined increase of population and inflation unless it first gets voter approval to exceed the allowed annual growth or in the case of an official emergency.

Proposition 3: In addition to aggressively eliminating irresponsible federal spending, Congress should empower American citizens to
stimulate the economy by Congress cutting federal income taxes for all federal taxpayers, rather than spending hundreds of billions  of dollars on so-called federal economic stimulus.

Proposition 4: The use of the word God, prayers, and the Ten Commandments should be allowed at public gatherings and public eucational institutions, as well as be permitted on government buildings and property.


Proposition 5: The Texas Legislature should enact legislation requiring a sonogram to be performed and shown to each mother about to  undergo a medically unnecessary, elective abortion.
